A Career Built Around Better Property Decisions
Brandon’s perspective on real estate was shaped long before Property Smart Advisors was created. With more than 25 years of personal property ownership and investing experience in both Canada and the United States, he has experienced many of the same decisions, risks and responsibilities his clients face today.
That firsthand experience taught Brandon that a successful property decision is rarely based on one number alone. Purchase price, financing, monthly affordability, future flexibility, resale potential and personal timing all matter. Those lessons continue to shape the way he helps clients evaluate their options today.
In 2012, Brandon founded a mortgage brokerage with a focus on helping clients better understand their financing options. Over time, his work expanded beyond obtaining approvals and comparing rates. It became increasingly focused on explaining the long-term cost, flexibility, restrictions and potential consequences of each mortgage decision.
As Brandon worked with more buyers and homeowners, he saw how often real estate and mortgage decisions were treated as separate conversations. In practice, the property, the financing, the timing and the client’s long-term plans are closely connected. That realization led him to expand into real estate so he could help clients understand the complete decision, not only one part of it.
Property Smart Advisors was created to bring those connected decisions into one coordinated experience. The goal is to help clients find the right property, fund it with a mortgage strategy that fits their circumstances, and fortify the decision with clearer information, ongoing support and a long-term view of homeownership.
Today, Brandon’s work brings together real estate representation, mortgage expertise, local market knowledge and practical technology. The technology helps organize information, compare options and simplify the process, while personal communication, professional judgment and accountability remain at the centre of every client relationship.
Why Real Estate and Mortgage Advice Belong Together
A property decision involves more than finding the right home, accepting an offer or securing an attractive mortgage rate. It also involves affordability, timing, future flexibility, resale considerations, closing costs, mortgage penalties, appraisal risk and the client’s longer-term plans.
A home can appear to be the right fit but create the wrong financial outcome. A mortgage can offer a competitive rate while including restrictions or penalties that become costly later. A strong sale price can also create challenges if the seller has not planned for the next purchase, the mortgage transition or the timing between transactions.
Brandon’s combined real estate and mortgage experience helps clients examine how these pieces affect one another before making a decision. Buyers can better understand how the property, financing and future resale considerations connect. Sellers can evaluate pricing, timing, mortgage payout implications and the next move as part of one broader strategy.
This perspective is especially valuable in situations involving legal suites, low appraisals, bridge financing, purchase and sale coordination, mortgage renewals, refinancing or properties that require renovation. Each of these decisions can affect both the real estate transaction and the financing behind it.
Clients are never required to use both services. They may work with Brandon for real estate guidance, mortgage advice or both. The value comes from having access to a professional who understands how each side of the decision can influence the other.
Who Brandon Helps
Home Buyers
Brandon helps first-time buyers, move-up buyers, downsizers, investors and those relocating to Edmonton, Sherwood Park and surrounding communities. His guidance includes property searches, neighbourhood considerations, offer strategy, financing conditions, closing costs, inspections, resale potential and the mortgage implications of the purchase.
Home Sellers
Brandon helps sellers prepare, position and market their property with a strategy designed around value, timing and their next move. His guidance includes pricing, presentation, marketing, offer evaluation, negotiation, mortgage payout considerations and the coordination of a future purchase where required.
Mortgage Clients
Brandon assists with mortgage pre-approvals, home purchases, renewals, refinancing, debt consolidation, purchase plus improvements and more complex financing situations. His approach focuses on helping clients understand not only the rate, but also the total cost, flexibility, penalties, restrictions and long-term fit of the mortgage.
Existing Homeowners
Brandon also works with homeowners who are not currently buying or selling but want greater clarity about their options. This may include reviewing a mortgage renewal, evaluating refinancing, planning a future move, understanding home equity, estimating selling costs or considering whether a renovation, rental property or investment purchase makes sense.
Serving Edmonton, Sherwood Park and Surrounding Communities
Edmonton
Brandon helps clients across Edmonton evaluate a wide range of property types and neighbourhoods, from mature central communities and established family areas to newer developments, condos, infill properties and homes with secondary suites. His local approach considers more than the property itself, including neighbourhood fit, future resale potential, financing, property condition and the client’s longer-term plans.
Sherwood Park
Brandon works with buyers, sellers and homeowners throughout Sherwood Park, including those comparing Sherwood Park with Edmonton or considering a move within Strathcona County. His guidance may include community selection, commuting considerations, property taxes, lot size, housing style, future resale potential and the financing implications of the purchase or sale.
Surrounding Communities
Brandon also assists clients in nearby communities, including St. Albert, Spruce Grove, Stony Plain, Beaumont, Leduc, Fort Saskatchewan, Ardrossan and other surrounding areas where his real estate or mortgage services are appropriate. Service availability may vary depending on the location, property type and the specific professional support required.

Technology That Supports Better Human Advice
Brandon uses technology to make information easier to access, compare and understand. Through Property Smart Advisors, clients can benefit from tools such as AI-assisted property search, mortgage calculators, home-value resources, listing alerts, sold-property information where available and digital guidance throughout the buying, selling and financing process.
These tools are intended to improve clarity and efficiency, not replace professional judgment. Brandon remains directly involved in helping clients interpret the information, understand the risks, compare their options and make decisions based on their goals, circumstances and long-term plans.
Technology can help organize data and reveal useful patterns, but it cannot replace listening, negotiation, accountability or local experience. Brandon’s approach combines modern tools with personal communication so clients receive both better information and meaningful human guidance.
Clarity Before Commitment
Brandon believes clients should understand not only what they can do, but why a particular option may or may not be right for them. His role is to simplify the decision without oversimplifying the consequences.
Clients can expect straightforward explanations, honest comparisons, clear next steps and open conversations about risk, cost, timing and long-term fit. The goal is not to complete a transaction at any cost. It is to help each client make a decision that still makes sense after the transaction is complete.

Experience by Design
For Brandon, “Experience by Design” means creating a real estate and mortgage process that is intentional, coordinated and built around the client’s actual needs. It is not about adding unnecessary complexity. It is about making each step clearer, more thoughtful and easier to navigate.
That begins with understanding the client’s goals, timeline, concerns and financial position before recommending a path forward. From there, Brandon helps organize the information, explain the trade-offs and build a strategy that connects the immediate decision with the client’s longer-term plans.
The objective is greater clarity, fewer surprises and a better overall experience before, during and after the transaction.
What It Is Like to Work With Brandon
Brandon begins by understanding what the client is trying to accomplish, including their timeline, financial considerations, concerns, previous experiences and longer-term plans.
He then helps clarify the available options, explain the numbers, identify potential risks and outline the practical next steps. Depending on the situation, that may include a mortgage pre-approval, property search strategy, home valuation, listing preparation, renewal comparison, refinancing analysis or coordination between a purchase and sale.
Throughout the process, clients can expect clear communication, timely updates and direct explanations. Brandon also coordinates with lenders, lawyers, appraisers, inspectors and other professionals where required.
Support does not end at closing. Brandon remains available for future mortgage questions, real estate decisions, renewal planning, refinancing discussions, market updates and connections to trusted professional resources.
